Q: Is it possible to transfer from one UDR Community to another while under the same lease?
A: Since lease contracts vary between our communities, it is necessary to contact the office at the community you live in to see if you qualify for a transfer.
Q: Who do I contact in an emergency?
A: In the event of a true emergency, please dial 9-1-1. If your emergency is maintenance related, please refer to your lease information for the emergency maintenance number.
Q: What's the difference between a Pet Deposit and a Pet Fee?
A: A Pet Deposit is a sum collected when you move in that is refundable after your lease terms have been satisfied. Sometimes we may need to retain some of the Pet Deposit to recover any damages that a pet has made. A Pet Fee is a charge assessed to residents with pets and is non-refundable.
Q: Do you offer Preferred Employer Discounts?
A: Many employers participate in our Housing Advantage program. Housing Advantage is UDR’s community specific preferred employer program. Please inquire with your employer to find out if they are Housing Advantage participants, or feel free to contact your community of interest for a list of Housing Advantage employers.
Q: What is the Proprietary Management Approach?
A: UDR communities operate under the Proprietary Management Approach. This means that our on-site staff personally attends to their community as if they were the owners. We find this practice increases resident satisfaction.
Q: How can I pay Rent?
A: Rent may be paid with a check or money order, or online with a credit card by clicking on our Pay Rent Today button.
Q: Am I playing my music too loud?
A: Occasionally we will receive a complaint about noise levels in neighboring apartments. As a general rule, if you can hear noise coming through when outside, it's too loud. This is usually remedied by moving the speakers at least 6 inches from the floor and 6 inches from the wall. Also, keep the bass down since it travels through the walls and floors easily.
Q: Are any utilities included in my rent?
A: UDR communities typically charge water, sewer, gas, and trash separately from the monthly rent. There are several reasons for this: - It allows our residents to be more in control of their utility costs - It promotes conservation of resources – people are more conscious of their usage and they are also more likely to report problems such as leaky faucets and running toilets more quickly - It allows the community to have better control of operation expenses, which allows us to provide our residents a quality home at a reasonable price
