Move-in Information for Garrison Square

Thank you for choosing us as your new home. The information below will guide you through the move-in process and provide important timelines.

Let's Get Started

The following items are required to prepare you for move-in.

 

Step Icon Sign Your Lease

An invitation to sign your lease will be sent via DocuSign. You have 48 hours to sign your lease, unless your lease start date takes place sooner in which your lease must be signed before your lease start date.

Guarantor's Only- Signing Your Lease Contract Guarantee

You will be provided with a Lease Contract Guarantee. Please complete and notarize the contract no later than 48 hours from the date provided. You may also fill out this form with our Resident Services Specialist. Please coordinate a time to visit during office hours if you prefer to come in. Electronic Notaries are accepted.

All adult (18+) household members are required to provide at least one government issued photo ID.

Verifying Vehicle(s) Information

Please provide the make, model, color, year and license plate for your vehicle(s) to your Application & Lease Specialist via text/email.

Providing Your Pet Photo(s)

Please verify all pets or assistance animals living in your home by emailing or texting us a photo so we can add them to your account. For assistance animals, please email your documentation to [email protected].

Step Icon Pay Move-In Balance

Your move-in balance and online payment due date will be provided by your Application & Lease Specialist. You may pay your move-in balance online with an eCheck (ACH payment with no fees) up to 4 business days before your lease start date OR with certified funds (certified check, money order or cashier's check) made out to Garrison Square. Credit Card payments are accepted and additional fees will apply.

Renter's Insurance Requirements

• Personal Liability Insurance Requires: i. $200,000 Min Coverage ii. All Household Members listed, iii. List “Garrison Square – UDR, Inc.” as an “Additional Interested Party” with the address PO Box 115009, Carrollton, TX 75011-5009 • eRenter: We partner with eRenter Plan to provide you with pre-approved insurance at competitive rates. eRenter will provide us with a copy of your policy when you sign up, making this step quick and easy for you. To learn more about this option, visit eRenterPlan or call 888-205-8118. • If you do not provide your own renter’s insurance, you will be auto-enrolled in our liability-only insurance coverage

Instructions for Remote Move-ins

If you cannot be present for your lease start date, you will be required to complete the Identification Verification Form with a notary, prior to your lease start date. Please notify your Application & Lease Specialist and/or Resident Services Specialist to be provided this form.

What is the cost to replace a key or fob?

$75

Step Icon Smart Home

Who is responsible for replacing smart lock batteries?

We provide Smart Lock batteries at move-in. After that, residents are responsible for replacing them as needed.

Step Icon Internet Service

What is the process for signing up for internet service?

Residents may choose their preferred internet provider. To get started, contact your selected provider directly to choose a plan and schedule installation if needed. Availability, pricing, and equipment options vary by provider.

Step Icon Rent & Billing

Where can rent payments be made?

Payments can be made in person at the leasing office or conveniently through the UDR Resident App.

When is rent due?

Rent is due on the 1st of each month.

What forms of payment are accepted?

Acceptable forms include ACH payments, money orders, cashier’s checks, personal checks, and credit cards. Cash is not accepted. Please note that additional fees may apply for credit card payments.

What qualifies as an emergency service request?

An emergency is any issue that poses an immediate threat to health, safety, property, or essential services and requires urgent attention to prevent further damage or danger.

Where should a service request be submitted?

All service requests should be submitted through the UDR Resident App.

Step Icon Parking & Towing

How is a vehicle registered?

Through the resident app or when on the application when you apply for an apartment. Please contact the office for assistance.

Step Icon Community Amenities

Who is responsible for amenity reservations?

Residents can request and book an amenity reservation through the Resident portal or app.

How frequently is pest control service provided to the community?

Monthly, with extra service available upon request

Step Icon Resident FAQs

Can residents mount a TV in their apartment?

Yes. TV mounting is permitted. Holes larger than a dime must be filled upon move out. Staff cannot assist with installation and any damages due to TV Mount will be at residents expense.

Can residents paint their apartment?

Yes. Painting is permitted at the resident’s expense. Walls must be restored to their original color and condition before move-out, or applicable charges for repainting, priming, and repairs will apply.

Are grills allowed on patio/ balconies?

No. Open-flame grills (propane, gas, charcoal, wood) are not permitted. Community grilling stations are available for your use.

Can residents decorate their patio/balcony?

No, Resident(s) agree(s) not to store and/or keep any items and/or personal property other than patio furniture in said area, including, but not limited to, the following: trash, bulk items, sporting goods, towels, laundry, small appliances, boxes, toys, strollers, indoor furniture, rugs, screening and fencing, signs, holiday decor, and lights on balconies/patios/decks.

Can residents smoke on their patio/balcony?

No
