If a new leaseholder moves in, the new leaseholder and all remaining leaseholders must fill out an application and qualify according to income and criminal standards. If a roommate moves out, all remaining leaseholders will need to re-qualify according to income and criminal standards.

1. Eligibility. In order to be eligible to transfer, you must Complete at least 120 days (or 4 months) of paid occupancy in your current
apartment and/or Fulfill current lease term.
2. Meets financial and criminal background criteria and compliant with all past lease obligations. To approve your transfer request, we
must evaluate our records to confirm that you have not violated any rules or community policies since living here. We will base this decision
on current income, credit rating, financial status, criminal background, payment history and lease policy violations. You must have 90% on
time payment history to qualify for an On-site Transfer. If our records show that you have not adhered to property policies and procedures,
we will not approve the transfer request. We will also perform a credit and criminal background check on all transferring residents and
occupants. You will be required to fill out a new application; however, we will not charge another application fee. We reserve the right to
deny the application if the income and payment history indicate that you and/or all residents and occupants will not be able to afford the rent
or have an unsatisfactory credit and/or criminal background. Additional requirements may be required based on new screening
recommendation.
3. Notice to Vacate Required. Required to submit a 30 day notice to vacate on current apartment. By signing this form it will serve as the
official notice to vacate and intent to transfer apartments.
4. Transfer fee. You agree to pay a transfer fee of $_______________________ prior the application to transfer being processed and
approved. This fee is non-refundable if application screening is approved. If resident has fulfilled their current lease term or is MTM status,
the transfer fee does not apply.
5. Availability. We can approve the transfer request only if an apartment is available to fit your needs.
6. Pay new Security deposit. Please be aware all transferring residents must fill out new applications and pay a holding deposit of $100 for the
new apartment at the time you submit this transfer request. You agree to pay this holding deposit before we begin processing the application
to transfer. If the transfer request/application is approved, the holding deposit will immediately credit to the required security deposit for the
new apartment. If the transfer is denied, the holding deposit will be refunded. The total required security deposit, including required deposits
based on screening recommendation (if applicable) are due prior to move in.

7. Current security deposit. After the move, we will conduct a final inspection of the current apartment to check for damage. We will refund
the original security deposit on previous apartment less any damages beyond normal wear and tear, utilities or other monies due.
8. Inspection. Before we can approve this request, we must inspect the current apartment for damage. If we are not satisfied with the condition
of the current apartment, we will not approve the transfer. Please call us as soon as possible to schedule the inspection. Note that we will
also inspect the apartment after you move-out
