Who Needs an Application

All applicants and prospective occupants 18 years of age and older need to complete an application.

Income, Credit, and Rental History Requirements

Applicants must have an acceptable income and credit history. Acceptable credit history is based on several credit reporting factors and is not solely based on the applicant’s credit score. Applicants with an active bankruptcy which is considered open or filed within the last 2 years will be denied. Applicants with negative previous rental history at any UDR community, including but not limited to: repeat lease violations, payment history, or an unpaid balance may be denied or an additional security deposit may be required. Third-party consumer credit reporting agencies are used to verify applicants’ identity, credit, and criminal history.

Income Requirements - Applicant

Applicants must have a total household gross monthly income that is equal to or greater than 2.9x the monthly rent. Should applicants fail to meet the minimum income requirements, a guarantor may be used to qualify. See Income Requirements – Guarantor below.

Income Requirements - Guarantor

Guarantors must have an individual gross monthly income that is equal to or greater than 4x the monthly rent. Guarantors must possess a social security number in order to be considered for qualification. After approval, guarantors must sign a Lease Contract Guaranty form and pass our third-party ID verification, Plaid.

Proof of Income

All prospective leaseholders must provide acceptable proof of income documentation supporting their stated income amount from their rental application within 48 hours from the time it is requested by a UDR associate. Examples of qualifying proof of income documentation include, but are not limited to: If employed, last 3 months bank statements in addition to pay stubs for last 30 days. If self-employed, last 3 months bank statements in addition to tax return (must be within last 12 months). See the full list of qualifying proof of income documentation.

Verifiable Alternative Evidence

For applicants using a government rent subsidy, you have the right to provide verifiable alternative evidence of your ability to pay rent using a government rent subsidy, including, but not limited to, government benefit payments, pay records, and bank statements. If you exercise your rights under this rule and provide us with the required documentation, we will use that documentation instead of performing a credit check. If you wish to provide alternative evidence of your ability to pay instead of a credit check, contact the property management team or the Associate assisting in your application.

Criminal Background

All applicants and prospective occupants 18 years of age and older must submit an application for a criminal background check to verify criminal history.  The application or initial occupancy of any person may be denied at any time based on a history of particular criminal convictions or deferred adjudication as established by the particular community’s policy.   It is UDR’s policy to consider felony convictions or deferred adjudication within the seven years preceding application, and certain misdemeanor convictions or deferred adjudication for offenses involving actual or potential physical harm to person(s) or property; sex or morals related offenses; offenses involving manufacture, sale or delivery of any controlled substance, drug paraphernalia, or weapons; or fraud or financial offenses, within the three years preceding application.  Convictions for sex-related offenses may be subject to consideration beyond these time limits.

Renter's Insurance

Prior to move in, applicants must provide a renter’s insurance policy which contains at least $200,000 in Personal Liability Insurance. Applicants can conveniently purchase renters insurance from our preferred provider eRenterplan.com. Until you provide us proof that you have obtained a personal renter’s insurance or liability insurance policy with $200,000 in liability coverage for the duration of your lease, we will procure liability-only insurance coverage on your behalf and you will be charged in accordance with your Lease. *Affordable Housing Applicants are exempt from this rule.

Required Documentation

Valid government-issued photo identification is required for all applicants. Applicants may be required to provide additional government-issued identification should a fraud alert or credit bureau warning message be returned during the credit screening process. Examples of government-issued photo identification are a state-issued driver’s license or ID card, passport or passport card.

Will money be refunded if an application is canceled?
Cancellations within 24 hours of application submission will be refunded all hold deposits and fees with the exception of application fees. Application fees are non-refundable.
What happens if an application is declined?
If an application is denied according to our rental and screening standards, you will be refunded all hold deposits and fees, except for application fees.
What money is due at the time of application? (ex. Deposit $500, Application fee $50, etc.)

What is the maximum occupancy limit for an apartment (e.g., 2 people per bedroom)?
2 per bedroom + 1 in livingroom
List move in/ move out restrictions
All move ins must meet income qualifications. (Household must make at least 3 times the rent amount. This is off of Gross Income) All lease signers must also pass a credit and criminal background check. All move outs must give a proper 30 day notice. Must fulfill lease terms or follow lease break guidelines.
Is there a cancellation fee if someone cancels their signed lease, but before moving in?

They would have to apply for a home and them be placed on the waitlist in house.
