Customizations

Can residents mount a TV in their apartment?

Yes. TV mounting is permitted. Holes larger than a dime must be filled upon move out. Staff cannot assist with installation and any damages due to TV Mount will be at residents expense.

Can residents paint their apartment?

Yes. Painting is permitted at the resident’s expense. Walls must be restored to their original color and condition before move-out, or applicable charges for repainting, priming, and repairs will apply.

Can residents install curtain rods in their apartment?

Yes. Residents may add curtain rods or approved treatments without altering community blinds. At move-out, all hardware must be removed and walls fully restored to move-in condition.

Are grills allowed on patio/ balconies?

No. Open-flame grills (propane, gas, charcoal, wood) are not permitted. Community grilling stations are available for your use.

Can residents decorate their patio/balcony?

Are satellite dishes allowed on patio/ balconies?

Maintenance

Where should a service request be submitted?

All service requests should be submitted through the UDR Resident App.

Who handles emergency maintenance issues?

Our after-hours or on-call maintenance team

What qualifies as an emergency service request?

An emergency is any issue that poses an immediate threat to health, safety, property, or essential services and requires urgent attention to prevent further damage or danger.

Who is responsible for replacing smart lock batteries?

We provide Smart Lock batteries at move-in. After that, residents are responsible for replacing them as needed.

What thermostat settings are recommended to conserve energy?

During the Summer When you’re home: Set the thermostat to 78°F (26°C). When you’re away: Increase the setting to 85°F (29°C). Use fans to help circulate air — they make it feel cooler without loweri During the Winter When you’re home: Set the thermostat to 68°F (20°C). When you’re away or asleep: Lower it to 60–62°F (15–17°C) to save energy.

What actions should be taken if moisture or discoloration is observed in the home?

What methods help reduce moisture or discoloration in the home?

Use the fan/vent in the bathroom and kitchen, use a dehumidifier, maintain reasonable temperature in the home based on seasonality, and immediately report any leaks.
