Housing Voucher Application Process

The information below provides a general outline of the application process for individuals applying with a Section 8 housing voucher in Massachusetts. These steps are subject to change based on your individual housing authority and circumstances.

Initial Application

  • Search for an apartment within your voucher amount (utilities usually not included).
  • Review apartment details, deposits, and fees.
  • Apply online using the best rate. Lease term will be adjusted later.
  • Report only your actual income (exclude voucher).
  • Initial denial is normal—rescreening happens after document submission.

Submit Required Documents

  • You'll be contacted by our team.
  • Identify yourself as a Housing Applicant and provide voucher proof.
  • Within 24 hours, submit: Two forms of valid ID (one must be photo ID), case worker email and Housing Authority name, and completed RFTA packet.

Application Review & Rescreening

  • Your application is reviewed again under voucher guidelines.

RFTA Submission to Housing

  • Sign the RFTA; we’ll submit it to Housing and copy you on the email.
  • Stay in contact with Housing—processing may take time, and we can't hold an apartment home indefinitely.

Housing Inspection

  • Inspection is scheduled by Housing or the property (if required by your voucher type).
  • The unit must pass inspection prior to signing the lease contract.

Lease Signing & Move-In

  • We receive your HAP contract or equivalent from Housing.
  • Schedule your lease signing and move-in.

Before move-in:

  • Bring ID and meet with the office team
  • Provide renter’s insurance ($200,000 liability minimum)
  • Send insurance to: UDR – (Property Name), P.O. Box 115009, Carrollton, TX 75011-5009
  • Set up utilities and share account numbers
  • Pay your deposit and rent portion not covered by Housing

Required Documents

  • Two valid forms of ID (one must be a form of photo ID)

  • Voucher proof

  • Housing Authority Case worker name and contact information

  • Completed Request for Tenancey Approval Packet (RFTA)

  • Proof of Renter’s Insurance with a minimum of $200,000 in personal liability coverage.

  • Utility account numbers

  • Move-in deposit, your portion of the first month’s rent, and any associated fees not included in the base rent. You will be provided with a full payment breakdown once Housing has confirmed the portion they will pay on your behalf.
