Service requests must be submitted through the UDR Resident App.
Who handles emergency maintenance issues?
Emergency maintenance requests will be addressed by our service team during regular business hours, unless stated otherwise. For after-hours assistance, please call 972-943-3636 to reach our call center, which will dispatch a technician should it be determined a true emergency.
What qualifies as an emergency service request?
An emergency service request is any situation posing safety or health hazards, such as gas leaks, severe water leaks, electrical issues, or loss of essential services like heating/cooling, electricity, or water. It also includes potential property damage, lockouts from buildings, and fire-related incidents (e.g., smoke alarms sounding or visible flames). For active fires, please dial 9-1-1. If you’re unsure whether a situation qualifies as an emergency, it’s best to report it for assessment.
Who is responsible for replacing smart lock batteries?
Residents are responsible for replacing their own Smart lock batteries. A video tutorial will be available on the UDR Resident app, to help walk you through the process.

What actions should be taken if moisture or discoloration is observed in the home?
If you notice moisture or discoloration in your home, start by checking for any obvious sources of moisture and assessing the the issue—determine whether it is localized or widespread. Submit a service request, noting your findings and including any pictures if possible. Finally, monitor the area for any changes, keeping an eye out for worsening conditions or new spots.
What methods help reduce moisture or discoloration in the home?
To reduce moisture and discoloration in your home, improve ventilation by using exhaust fans and opening windows, and consider investing in a dehumidifier for damp areas. Promptly notify maintenance staff members of any leaks and gaps around windows and doors to prevent moisture entry. Aim to maintain indoor humidity levels between 30% and 50%.
